The first step is to contact GForce Demolition and arrange a FREE site inspection in order to determine what the cost of demolishing your home will be and the inclusions. 

Organising a Demolition Approval through the council or private certifier.

There are many factors that can affect the timing and cost of your demolition process. One of them is organizing a Demolition Approval certificate. The traditional way of organizing this approval has been through the local council, however, the timeframe and additional paperwork involved have made the process more overwhelming for the homeowner. This is why we recommend using an authorized Private Certifier. This approval only requires 21 days for your full demolition approval and is valid for 5 years. The client is more than welcome to source their own certifier, however, GForce Demolition can assist in recommending a private certifier who is quick and makes the process simple. 

Paperwork required by the Private Certifier and Council (whichever you decide to engage) is mentioned below. Whether you decide to start the demolition approval process now or in the future it is a good idea to organize the necessary documents to make it convenient later on for all parties. 

– Site plan

– Section 10.7 formally 149 certificate

– Certificate of title

– 88B certificate

– Demolition company details

– Sydney Water tap in approval

– Complying Development Certificate (CDC) application form by private certifier or council 

These will need to be lodged via the NSW Planning Portal online where we can apply on your behalf if needed.

Depending on the job, the majority of clients wait until they receive both their demolition and building approval before actually selecting a demolition date. Once both approvals are received, GForce Demolition only requires 2 weeks’ notice to organize a demolition date and site establishment (power disconnection, temporary fencing, portable toilet, and other required materials). Below is the demolition schedule of works. 

 

Sequence of demolition work:

 

Days 1-2 – Safe Removal of asbestos by licensed asbestos removal team by way of manual handwork, wearing appropriate safety gear, watering down asbestos before removing. Safely wrap asbestos into black plastic, clearly labeling and securing in a safe area on-site if needed or preferably taken to the tipping facility straight away upon removal.

 

Days 2-3 – Engaging independent asbestos assessor to enter the worksite and conduct an inspection that all visible asbestos has been safely removed and will then issue an Independent Asbestos Certificate to state the site is clear of hazardous materials. Once this certificate is received by GForce Demolition, the machinery will be allocated to the site to knock down the rest of the house structure.

 

Days 3-8 – Once the machine is dropped at the site, careful demolition is undertaken and materials such as bricks/concrete/ rubbish, etc to be separated in order to take to the tipping facility. Once all the demolition debris is cleared and removed, the site is levelled to a natural slope. Machinery taken offsite and temporary security fence locked.

Clearance Certificate on completion 

 

On completion and full payment of demolition works, GForce Demolition will issue a Clearance Certificate which is needed by the builder before commencing work. This certificate confirms your site is clean, safe, and free of any demolition or hazardous materials and taken to the appropriate tipping facility. 

House demolition is not a one size fits all approach as every house in Sydney is a different size and consists of various building materials. There are many factors that affect the pricing of house demolition, these include but are not limited to:
– Size of the dwelling
– Structure and materials used to build the house such as brick, fibro, asbestos, timber, concrete, etc
– Property location and distance to the tipping facility
– Days required on the job
– Green waste needs to be removed
– Essential services/site establishment required: Amount of security fencing needed, portable toilet, power disconnection, etc
